If you plan to buy a flipped house, it is important to keep this in mind. Often people are told that a home is “refurbished” when, in reality, the house simply has a new paint job, or new carpet, but the larger problems have been ignored, or swept under the rug.
Often these homes have been worked on by under qualified, non-licensed contractors who worked without supervision or permits. Instead of fixing problems, they simply hide them.
Usually these homes are sold without receipts, warranties, or other documents, so buyers have no options should they discover problems that had been concealed.
This is why it is important to have a home inspection done before you purchase. Preferably a decent one that includes Thermal Imaging, such as what we offer at GCW Real Estate Services. In addition, make sure you request receipts, disclosures, and other important documents. If anyone was hired to work on the home, if possible, find out who it was, and their job entailed.
